Cyprus golden visa price begins at a EUR 300,000 investment, plus EUR 500 to file and EUR 70 per person for the registration card. What the headline leaves out is the second test: a secured annual income of EUR 50,000, and more for each family member you bring.
Cyprus golden visa price, item by item
| Item | Amount |
|---|---|
| Investment, one of four categories | from EUR 300,000 |
| Application fee | EUR 500 |
| Alien Registration Certificate, per person | EUR 70 |
| Secured annual income, applicant | EUR 50,000 |
| Spouse | + EUR 15,000 |
| Each minor child | + EUR 10,000 |
| Professional fees, published Cyprus range | EUR 2,000 to EUR 8,000 |
On a new-build home the EUR 300,000 is quoted before VAT, and at least that much excluding VAT has to be paid by the time you apply. VAT on a first residence in Cyprus has a reduced rate on part of the price and the standard 19% on the rest, which is a calculation worth doing before you choose the unit, not after.
Cyprus golden visa property, and the three alternatives
The regulation names four categories, and only the first is restricted to new-build:
- A house or apartment bought new from a developer, first sale, at EUR 300,000 plus VAT. Up to two units allowed.
- Other real estate: offices, shops, hotels. Resale is allowed here.
- EUR 300,000 of share capital in a Cyprus company with real presence in Cyprus and at least five employees.
- Units in a Cyprus collective investment fund: AIF, AIFLNP or RAIF.
Category 1 is the one agents sell, because there is a developer on the other side of it. Category 2 is the one people discover late, and it is often the better buy, because resale property in Limassol or Paphos at that price is a different proposition from a new unit at the same number.
Wherever the money goes, it has to arrive from abroad, from your own or your spouse's account or from a company you solely own, and be paid into the seller's account at a Cyprus bank. Borrowing the amount locally does not qualify.
Cyprus golden visa parents: the rule that changed
Under the criteria in force since 2 May 2023, parents can no longer be included in the application at all. Children under 18 are covered with you. Students aged 18 to 25 can apply in their own right with EUR 10,000 more income each. An adult child who is not a dependant needs their own EUR 300,000.
Older guides still describe parents being added for an extra income amount. That was the pre-2023 position, and applications on sale agreements filed between 2 January and 28 April 2023 were the last that could use the old criteria.
What you get, and how you lose it
The permit is issued for life and the card is renewed every ten years, which is why this route is worth the capital for people who intend to stay. The conditions that end it are specific:
- The family does not take up residence in Cyprus within one year of approval.
- The family is absent from Cyprus for two years.
- The holder acquires permanent residence in another country.
- The investment is sold and not replaced with an equivalent one.
Ongoing, you prove each year that the investment is still held, and that you have health insurance if you are not in the national health system. Criminal record certificates are required every three years. Annual proof of income was dropped from the requirements.
The decision, and how long it takes
The file is submitted in person, or by a representative, at the Migration Department in Nicosia. The Department's target for the expedited procedure is about two months, which is the single biggest advantage this route has over Category F.
Common questions
- What is the Cyprus golden visa price?
- The investment itself is at least EUR 300,000. State fees are EUR 500 for the application and EUR 70 per person for the Alien Registration Certificate. Professional fees for handling the file are separate; published Cyprus fees for this route cluster between EUR 2,000 and EUR 8,000.
- Do I need income as well as the investment?
- Yes, and people miss this. A secured annual income of at least EUR 50,000, plus EUR 15,000 for a spouse and EUR 10,000 per minor child. On the new-build housing route that income must come from abroad and is proved by the tax return of your country of tax residence.
- Can I include my parents?
- No. Parents can no longer be included under the criteria in force since 2 May 2023. Children under 18 are covered; students aged 18 to 25 can apply separately with EUR 10,000 more income each; an adult child who is not a dependant needs a further EUR 300,000 of their own.
- Can the permit be taken away?
- Yes. It lapses if the family does not take up residence in Cyprus within a year of approval, if they are absent from Cyprus for two years, or if they gain permanent residence elsewhere. Selling the investment without replacing it cancels it.
- Can I work in Cyprus on it?
- Only as a director of the company you invested in. You may hold shares in other Cyprus companies and be an unpaid director elsewhere, but you may not take employment.
